32 Acquisition International - Issue 2 2020 Dec19335 Fast Funding Done Right Real estate private lender, Insula Capital Group, prides itself on its fast and efficient service, as well as its inclusive in-house culture. We speak to Edward Stock to find out more in the wake of the firm being awarded Best Direct Private Lending Company - New York in Acquisition International’s M and A Awards 2019. ased in New York, Insula Capital Group is a direct private lender that specializes in lending to real estate investors. At the helm of this boutique firm is Managing Partner, Edward Stock, who tells us more about the firm and its typical clientele. “Our typical investor is buying distressed 1-4 family homes to either renovate and sell for profit or to hold for long term rental income,” he explains. “In addition, we do lend on 1-4 family ground-up construction, as well as small balance commercial and mixed use properties, and we offer permanent 30 year loans as well.” As a direct lender, Insula Capital Group has the ability to make a lending decision quickly so borrowers can focus on growing their business as opposed to worrying about getting a mortgage. The firm’s loan application, underwriting, and funding is performed in-house by its experienced staff, which allows Insula to approve its clients quickly and fund them fast. “Our team is available 24/7,” says Edward. “Literally all of our client reps sleep with their cell phones and we can close loans in as little as six hours from submission!” Edward himself has more than 15 years’ worth of experience in residential and commercial real estate financing, as well as experience in structuring financing transactions with funding from diverse loan products and buying and selling real estate for his own portfolio. Currently the private lending arena is hyper competitive, with larger groups buying up smaller companies. Edward and the team at Insula are experiencing this period of growth as well. B “We are growing, although currently we are small enough to still have a family office feeling,” he embellishes, talking about the company’s internal culture. “As we grow we aspire to keep this feeling through non-business focused team building activities. We recently went bowling as a company, this was interesting as I personally had not bowled in 10 years nor had many of us but we had a great time. Loving what you do is very important to success. Loving what you do and the people you do it with is a blessing and we have that here at Insula.” This feeling of inclusivity and belonging is not only inspirational for the employees of the company, it is also reflected in the work produced for clients of Insula. “Going forward, we are growing into other markets, expanding our marketing and looking for new talent. We are discussing opening satellite offices to reach different parts of the country. Also, we aspire to meet all of our borrowers and investors on a regular basis so that we can truly keep our relationships at a personal level. “The hardest part of any business is finding good help. We know this is a relationship business so we always try to hire not only the brightest candidates but also the most personable people. Ultimately, we are a team of very dedicated professionals that truly love what we do.” Company: Insula Capital Group, LLC Web Address: www.insulacapitalgroup.com “Going forward, we are growing into other markets, expanding our marketing and looking for new talent.
